Most Realtors are very protective of their listings. My Client First Contract allows you as a seller the ability to find a buyer on your own. Highlights of the contract are:

1.     Should you find the buyer on your own you will pay me a commission of ZERO. (That’s Right – 0%) I will step out of the way immediately and let you proceed at no charge.

2.     You can also find the buyer and ask me to write the contract for you and complete the transaction through escrow and closing. I will charge a 1% commission for this.

3.     Should I bring the buyer to your listing I will charge a commission of 5%. The average Realtor sells one of their listings less than 1% of the time. I sell one of my listings on average 12% of the time. The power of the website provides me with 10 times the exposure to buyers that the normal Realtor would have.

4.     If I sell your home through the MLS you will be charged a 6% commission and I will pay the buyer’s agent commission of 3% to the cooperating Broker. 

The Client First Listing Agreement is great for many reasons. Here are a few to consider below:

The agreement allows you as the seller to advertise the property at your discretion. You may contribute as much of your own time and effort as you would like. The rewards could be awesome. You may hold your own open houses. Some clients have sold their home through a work associate or friend. A few have been successful through company bulletin board and newsletters as well.  

You as the client through my Client First Listing Agreement may cancel the contract at any time.

There is no advance notice required. Simply notify me of the termination and I will handle this for you. I feel rather confident I will sell and close your home before this happens.

I do not charge any upfront fees. Any and all of my marketing efforts will be paid from my own expenses.
